In 2004, Berkeley acquired 20.2 acres in the heart of downtown Worcester, including two Class A office buildings and a failed mall. Berkeley guided the master plan for a mixed-use public/private redevelopment, including residences, office space, restaurants and retail space, and a public plaza above a new underground parking garage. The Berkeley team secured all permits and $100 million in public benefits, designed all public plazas, streets and streetscape, and landed Unum Group as the trigger tenant, managing the design of Unum’s new LEED Silver building. Once a sad remnant of 1970’s urban renewal, this section of properties now represents an integral piece of Worcester’s downtown renaissance. Berkeley gradually sold off portions of the portfolio over time, with the final components of the project selling in 2015.
