FP3, Seaport Portfolio

Boston, MA

In 2004, Berkeley acquired 13 historic brick-and-beam warehouse buildings, two parking garages, and several surface lots along Congress Street in Boston’s Fort Point Channel neighborhood. As a pioneering investor in this market, Berkeley converted two buildings and a vacant lot into the award-winning FP3 Condominiums, re-positioned the office properties to attract some of the city’s most innovative companies, and attracted top chefs who launched the district’s first high-end restaurants and cafes, including Menton, Sportello, and Flour Bakery. Through visionary investment and design, Berkeley has led the transformation of a gritty section of Boston into the city’s trendiest neighborhood.
